So how are today’s most unique sellers getting their individual personalities across? Through one-of-a-kind sales tactics. This not only lets your home’s character come across, but makes you more competitive, no matter what the market.
Here are four ways to make your listing far from ordinary:
1) Get Social
Take a cue from your kids (or their favorite celebs) and tweet all about it! Create a hashtag for your listing, make a funny Facebook page (your house can do the talking and can share its thoughts), and have your family and friends Instagram fun moments and home highlights. If people can get recognition simply through social media, why can’t your house?
2) Provide Incentives
It’s not uncommon for sellers to throw in extras, i.e. furniture or appliances. But these days, truly unique sellers are going the extra mile, taking incentivizing to the next level. Why not get creative? Can you paint a mural? Do you double as a face painter at children’s birthday parties, or are you a caterer? Throw that into the sale to make your property pop.
3) Host a Sleepover
Okay, not the kind of sleepover your 11-year old daughter had, but the kind more sellers are providing these days—the kind that allows an interested buyer to spend a night in your home to really get to know it. Just make sure you iron out the details with your broker and lawyer first.
4) Throw a Potential-Buyer Bash
Open house? Been there done that. Take it to the next level with great food, entertainment, and possibly even a theme. You can invite buyers and agents, along with neighbors and friends (it’s all about word-of-mouth), and make it fun for everyone. This allows potential buyers to really feel what it’s like to entertain in the home, gets your listing good “publicity,” and keeps it personal. Just don’t forget to tweet all about it!
